Multifamily Building Owners and Managers: Pathways to improve your building’s sustainability performance

Put your building on the road to a greener, cleaner future. We’ve developed three pathways to improve your building’s energy and water efficiency to decrease operational costs before going fully electric with upgrades including EV charging, solar PV, and fully electrified building systems. Each pathway is tied to available funding and rebates from local utilities and State of California programs. To get started on your building’s journey, click on High Performance.

High Performance

The High Performance Pathway lays the foundation for your green building project by ensuring that the building’s envelope, hot water, appliances, lighting, and space heating and cooling equipment are modernized and functioning properly.

Pathway Goals

  • Generate return on investment due to utility savings
  • Reduce onsite water consumption
  • Meet corporate sustainability mandates
  • Increase occupant health and comfort
  • Minimize tenant complaints and turnover
  • Improve the resilience of building systems during extreme weather
  • Minimize out-of-pocket costs by leveraging available programs and rebates

Upgrade Opportunities

  • Insulation in walls, attics, and crawl spaces
  • High-performance windows
  • High-performance faucets and showerheads
  • LED lighting
  • High-efficiency water heating
  • And more…

Electric-Forward

After making building and energy efficiency improvements, your building is ready for the Electric-Forward Pathway. The focus of this pathway is to prepare building infrastructure for full electrification.

Pathway Goals

  • Reduce greenhouse gas (GHG) emissions
  • Improve the electrical system’s resilience
  • Reduce the risk of electrical fires and failures
  • Extend the roof’s lifespan
  • Increase property value
  • Future proof in preparation to meet new solar and efficiency code requirements

Upgrade Opportunities

  • Electrical panel upgrades
  • Prepare roof for solar
  • Prepare electrical distribution for the added loads of EV chargers
  • Reservation of space for energy storage
  • Install property-level wifi network
  • And more…

All-Electric

The All-Electric Pathway focuses on maximizing the return on investment from retrofitting a high-performance building by fully electrifying all systems, adding onsite renewable energy generation and storage, and adding electric vehicle charging for an additional source of revenue.

Pathway Goals

  • Maximize return on investment due to increased operational efficiency
  • Significantly reduce onsite greenhouse gas (GHG) emissions
  • Increase property value
  • Leverage state and federal tax incentives before they sunset
  • Pursue sustainable design certification(s)
  • Create jobs
  • Electrify transportation as another revenue stream

Upgrade Opportunities

  • Heat pump HVAC systems
  • Heat pump water heating
  • Electric vehicle charging
  • Solar panels
  • Energy storage
  • And more…
